The Opportunity
EY-Parthenon is looking for an M&A Hospitality Senior Consultant to join the Real Estate Transactions team. EY has an established industry-leading real estate practice, advising clients on complex strategic, operational, valuation, investment and transaction-related matters across the real estate sector.
We are looking for an entrepreneurial and commercially driven professional capable of helping build and grow a leading Hospitality advisory platform within EY-Parthenon. The ideal candidate combines deep hospitality sector expertise, strong commercial instincts and established industry relationships with transaction execution capabilities.
The successful candidate will play a key role in expanding EY-Parthenon's Hospitality Real Estate platform in Portugal, contributing to business development, market positioning, client relationship management and transaction origination across the hospitality sector.

Your Key Responsibilities
- Advise clients in their business and strategic decisions related to Hospitality and Real Estate;
- Advise clients from both a Hospitality Operating Business and Real Estate Investment perspective, helping them optimize value creation throughout the hospitality investment lifecycle;
- Portfolio and investment analysis;
- Participate in all phases of hospitality and real estate transactions and advisory assignments, both buy-side and sell-side;
- Lead and support brand and operator selection processes;
- Structure and negotiate commercial conditions, Heads of Terms, leases, HMAs, hybrid agreements and other hospitality-related contractual arrangements;
- Lead and support hospitality transaction origination efforts, including opportunity sourcing, relationship development, preparation of investment materials, investor identification, direct engagement with market participants and transaction execution support;
- Develop and maintain relationships with hotel brands, operators, developers, investors and lenders, acting as a trusted advisor and contributing to transaction origination and business growth;
- Lead strategic, financial and investment analysis processes, evaluating hospitality and real estate opportunities from both an operational and investment perspective, while leveraging the support of the broader M&A and Real Estate team;
- Assess different strategic alternatives including real estate development, value-add strategies, product positioning, brand selection, operating structures and exit strategies;
- Perform hotel operational and P&L analysis, forecasting, benchmarking and commercial due diligence;
- Conduct corporate, portfolio and asset-level valuation analyses;
- Prepare high-quality client-facing materials, including teasers, investor information memoranda and other transaction-related marketing and advisory documents in both English and Portuguese;
- Support transaction diligence processes, including buy-side and sell-side due diligence, lender due diligence, real estate asset due diligence and transaction closing activities;
- Work closely with EY-Parthenon's capital strategy and brokerage platforms, supporting real estate transactions and capital raising mandates across both debt and equity structures;
- Contribute actively to business development initiatives, supporting market positioning efforts and enhancing EY-Parthenon's visibility within the Hospitality industry in Portugal and Iberia.

To Qualify for the Role, You Must Have
- Academic background in Hospitality Management, Engineering, Architecture, Finance, Economics, Business Management or a related discipline;
- More than 4 years of experience within the Hospitality industry, ideally across hospitality real estate, asset management, development, investment advisory, operator or brand development, capital markets or transaction-related environments;
- Deep understanding of the Hospitality market in Portugal, its subsectors and key stakeholders, including developers, brands, operators, investors, lenders and advisors;
- Strong knowledge of the Portuguese and broader Iberian hospitality investment market, including key investors, operators, brands, capital providers and emerging sector trends;
- Deep understanding of the hospitality value chain, including site acquisition, development, product positioning, brand selection, operator agreements, financing structures and investment strategies;
- Demonstrated ability to assess both hotel operating performance and real estate investment fundamentals, understanding how operational and strategic decisions impact asset value and transaction outcomes;
- Strong understanding of hotel operations, key value drivers, commercial performance metrics and P&L dynamics;
- Established network across the Portuguese hospitality ecosystem, including hotel owners, operators, brands, developers, investors, lenders and other relevant market participants;
- Proven ability to build, manage and develop long-term client relationships;
- Tenacity and drive to originate new business opportunities and exceed expectations;
- Ambition to grow within a high-potential team and contribute to building EY-Parthenon's leading Hospitality practice;
- Advanced MS Excel, PowerPoint, Word and Outlook skills;
- Fluency in Portuguese and English.

The ideal candidate combines leadership, delivery excellence and commercial acumen, with the ability to lead large-scale HR transformation programmes and build trusted relationships with clients. This individual will be comfortable managing project teams, engaging with senior stakeholders and contributing to the continued growth of EY’s SAP and People Consulting capabilities.
